Overview

The Make-Ready Technician's primary responsibiliy is to ensure vacated resident rooms are thoroughly restored to "market-ready" status in a timely manner and according to the Director and Marketing Team's timetable.

The Make-Ready Technician must have a decorator's eye and attention to detail.  They are responsible for inspecting our facilities to ensure that common areas, landscaping, and other areas of the facility are up to Avalon's standards.

Applicant must be able and willing to travel within a 60 mile radius of base. Travel time and mileage is reimbursed.

Applicant MUST be able to pass a background check.

Increased pay after 90 days if the review has determined you exhibit great work ethic, and your skills, knowledge and drive are strong

 

Responsibilities

Duties Include (but are not limited to):

  • Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
  • Inspects vacated rooms and completes checklists in regard to make-ready.
  • Inspects each location and informs Maintenance Director and Supervisor of needed service, repairs in all areas of facility.
  • Assists maintenance when requested.
  • Reports supply and furniture needs to Supervisor.
  • Performs other tasks as assigned by Supervisor.

Routinely performs the following duties in order to restore apartment to "market ready" status:

  • Checks all lights and replaces as necessary.
  • Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets.
  • Checks applicable furniture and appliances and informs Maintenance Director and Supervisor of problems.
  • Checks bathroom hardware and repairs/replaces as necessary. Replaces washers when needed. Performs exterior repairs to sinks, bathtubs, etc., when warranted.
  • Assists with painting duties when requested. Reports painting needs to office so painters can be scheduled.
  • Repairs or replaces curtains, blinds, ceiling fans, etc.
  • Repairs plaster holes in walls, paints as necessary.
  • Inspects bathroom tiles, performs minor repairs/replacements.
  • Inspects vinyl plank, performs minor repairs/replacements.
  • Operates carpet cleaning equipment to clean carpets.
  • Removes trash and other belongings left from resident room; e.g., moving heavy/bulky items to dump.
  • Other duties as assigned by Supervisor

Qualifications

  • Pass a criminal background check / state mandated misconduct registry
  • Ability to work without direct supervision
  • Presentable appearance
  • Reliable transportation (must be able to travel within a 30 mile radius of base)
  • Must have a class A driver's license
  • Ability to follow written and oral instruction
  • Must be at least 18 years of age or a high school graduate
  • Must be able to perform small repairs of good quality
  • Must be able to lift and carry 40 lbs. or more
  • Must be able to lay down vinyl plank and make similar repairs to resident rooms
  • Applicant must be able and willing to travel within a 60 mile radius of base. Travel time and mileage is reimbursed.
